The private student housing market in Europe: Trends, challenges & perspectives

A new study exposes the growing strain on Europe’s student rental market and structural challenges, while offering a nuanced, evidence-based view of Europe’s student rental market and how it can adapt to future demand. 

A new UIPI’s EU-wide study “The private student housing market in Europe: trends, challenges & perspectives” offers a comprehensive examination of student accommodation within the private rented sector. Drawing on a mixed-methods approach — including surveys, focus groups, interviews and comparative research — the study analyses how private student housing operates across Europe and how it affects landlords. 

The findings highlight a growing and increasingly essential segment of Europe’s housing market. With student populations rising, particularly among international students, the PRS now plays a crucial role in meeting diverse accommodation needs that extend beyond purpose-built student housing. From shared houses to studio flats, private rentals offer flexibility and affordability that attract a highly mobile student population. 

Yet the study also points to serious structural challenges. In many European cities, demand continues to exceed supply, driving rents upwards and restricting access to suitable, affordable housing. The report identifies these imbalances as a growing social concern, particularly in urban centres where housing pressures are most acute. 

By combining national insights with cross-comparative analysis, the research provides a nuanced picture of the student accommodation in the private rented sector and presents evidence-based reflections on how the sector might adapt to future demand.
