* Why buy property in Switzerland? What are the available types of property for sale?
Many people buy real estate property in Switzerland, for all possible reasons. Many wish to live in a self-owned house or appartment, others see the house as an investment, -the house, flat or appartment as a domicil for vacation etc. There are different type of houses: one-family-houses, two-family-houses, appartments, appartment-houses, business-houses etc.
* Where to look in order to buy property?
There are many real estate agents, important websites like www.homegate.ch, www.immovista.ch, the newspapers like Neue Z?rcher Zeitung, Tages-Anzeiger etc. and different sections of our organisation also act as real estate agents (www.hev-schweiz.ch)
* How to proceed for buying property?
First find the property, and then make the necessary legal arrangements to buy it.
* What legal arrangements are necessary?
A lawyer is not necessary, but is recommended for a foreigner. Recording the contract of the purchase is the job of the notary. Then transfering of property at the land registry office.
* What taxes will be paid upon purchasing?
The hight and the type of the fees and taxes differs from canton to canton, and it depends on the different existing rules in each canton. There are fees for the notary, writing fees, value added tax, a tax for the purchase (Hand?nderungssteuer) and a tax on the profit of the sale of the real estate.
* What taxes will be paid later on (annual property taxation, rates etc. or upon future sale of purchased property)?
There are different fees and taxes like property tax, a real estate tax, a tax on an estimate rent, where interests and an amount for maintenance can be subtracted and so on.
